Property in demand

CLEARLY, affordable homes are in demand, even more these days with many having to tighten their belts due to high living costs and the way the ringgit has been performing.
However, thanks to the Selangor Housing and Property Board (LPHS) which allow developers to conduct Open Days for “balance” housing units under its Rumah Selangorku programme – these home spaces comprise booked units of purchasers whose loans were not approved.
One such developer is SP Setia. The developer recently welcomed interested buyers to its Open Day for 200 balance units of its De Palma apartment project located in the matured, self-contained township of Setia Alam.

De Palma, once completed, will offer 730 apartment units with build-up areas of approximately 800sq ft comprising three-bedroom units that come with two parking bays. Launched in 2015 at RM170,000, the Open Day attracted 2,000 interested buyers.
Happy with the overwhelming turnout, Bandar Setia Alam general manager Tan Siow Chung said: “It proves that the underlying demand for affordable properties is still strong in an established self-contained township such as Setia Alam, with all the conveniences and facilities like hypermarkets, banks, education institutions, F&B outlets and more.”

UPCOMING AFFORDABLE HOUSING PROJECTS
Affordable housing in the pipeline within Setia Alam includes De Kiara and De Bayu, each offering 737 and 723 apartment units respectively. Both come under the Rumah Selangorku programme and are bound by the following terms and conditions.
▶ Malaysian citizens 18 years and above.
▶ Earning a gross individual income of between RM3,001 and RM10,000.
▶ Husband or wife does not own a property in Selangor, or singles with family obligations.
▶ Purchase is for own use to reside in and not for rent.
